มาตรา 745
- ผู้รับจำนองจะบังคับจำนองแม้เมื่อหนี้ที่ประกันนั้นสิ้นไปโดยอายุความแล้วก็บังคับได้ แต่จะบังคับเอาดอกเบี้ยที่ค้างชำระในการจำนองเกินกว่าห้าปีไม่ได้

- The mortgagee may enforce the mortgage even after the obligation secured has been extinguished by prescription, but arrears of interest on the mortgage cannot be enforced for more than five years.
